How do I book, and is direct really cheaper?

Our apartments are also on Airbnb, Booking.com and VRBO, and those platforms add their commission to the nightly rate. Booking on this page removes it, which is why we can guarantee the best price direct. If you find one of our homes cheaper elsewhere for the same dates, send us the link and we'll beat it.

Are your apartments licensed?

Twelve of our eighteen homes hold an Alojamento Local (AL) licence issued by Lisbon City Council: 39053/AL, 39047/AL, 32453/AL, 61638/AL, 80878/AL, 18156/AL, 103830/AL, 85229/AL, 69437/AL, 67082/AL, 80660/AL and 80661/AL. The remaining are rented to under a rental contract, in line with local housing rules for those addresses. All homes have a smoke alarm, a carbon monoxide alarm, a fire extinguisher, a kitchen fire blanket and a first aid kit. Entry is by pin pad, with a unique code generated for each stay.

What are check-in and check-out times?

Check-in after 15:00, check-out before 11:00. The gap is for housekeeping and maintenance. Self check-in is available at most homes. Early check-in, late check-out and luggage drop-off can usually be arranged; tell us your flight number when you book and we'll plan around it.

What is the minimum stay, and do you take monthly bookings?

Whether you’re staying for a few nights or a few months, our homes are designed to make Lisbon feel like home. Most offer high-speed fibre WiFi and a proper workspace, while longer stays include mid-stay housekeeping. Stays of one month or more also benefit from reduced monthly rates. Message us on WhatsApp with your dates and we’ll send you a quote the same day.

What will I pay on arrival?

Only the municipal tourist tax: €4 per guest per night in Lisbon and Cascais, capped at seven consecutive nights. Guests under 13 are exempt, as are guests travelling for medical treatment with proof. Everything else is settled in your booking. There are no cleaning surprises and no booking fees.

What's the house policy on pets, parties, noise & parking?

House rules vary slightly by property. Some homes are pet-friendly, while others are pet-free, so please check the individual listing or ask us before booking. All homes are non-smoking indoors, and parties and events are not permitted. Quiet hours are from 22:00 to 08:00 out of respect for our neighbours. Where free parking is available, please let us know when booking so we can reserve a space for you.

Which Lisbon neighbourhood is best for a first visit?

Accepted Answer

Chiado or Cais do Sodré. Both put you inside the walkable centre, on the metro green line, and within twenty minutes on foot of Alfama, Bairro Alto, Time Out Market and the river. Our Atalaia, Ferragial and Corpo Santo homes all sit in that radius. If you have been to Lisbon before, Príncipe Real and Mouraria are quieter and more local while staying central. Alfama is the most atmospheric but involves steep hills and stairs.

Do you have apartments suitable for larger groups?

Accepted Answer

Yes. Atalaia, Alfama, Mouraria and Príncipe Real are four-bedroom homes sleeping 8 to 10, and Ferragial, Corpo Santo and Saldanha take 6 to 8. For groups above 10 we can place you in two apartments in the same neighbourhood, often on the same street. Message us on WhatsApp and we will work out the combination.

Is parking available, and do I need a car in Lisbon?

Accepted Answer

You do not need a car. Central Lisbon is walkable, the metro is fast and cheap, and parking is genuinely difficult. If you are driving, Corpo Santo, Príncipe Real, Campolide and Avenida Novas have free parking on site, and Ferragial, Príncipe Real, Campolide, Rosetta 1BR, Rosetta 2BR, Avenida Novas and São Bento have a garage. Campolide, Mouraria, Benformoso, São Bento and Rosetta both have EV charging. Say so at booking and we will point you to the right home.

How do I get from Lisbon airport to my apartment?

Humberto Delgado airport is 20 to 30 minutes by car from every one of our homes. A taxi or Uber costs roughly €15 to €25. You can book a private transfer with a driver who meets you in arrivals, from €30. Send us your flight number and we will track the flight, so a delay does not leave you waiting.

How much does it cost to stay?

Rates run from €65 a night for a studio (Bicos 34) to €155 for a four-bedroom home (Príncipe Real), varying by season and length of stay. Each home's page shows its own nightly rate. The rate you see here is always the lowest available for that home. Booking through Airbnb, Booking.com or VRBO adds their commission on top, so the direct rate on this site is the cheapest way to stay with us.

How do I pay, and what is the cancellation policy?

Accepted Answer

Payment is by card, through our Portuguese bank or Stripe. There are no booking fees and no separate cleaning charge, so the total you see at checkout is what you pay. The only thing collected on arrival is the municipal tourist tax. The cancellation policy for your dates is shown in full before you confirm, so you can see the terms before committing.

Can I book a transfer, restaurant or rental car?

How do I reach you before and during my stay?

WhatsApp is fastest, and it reaches our Lisbon office rather than a call centre or an overseas answering service. We answer 24/7 in English and Portuguese. If something goes wrong at 23:00, the person replying lives twenty minutes away and can come out.

What makes you different from booking the same flat on Airbnb?

Accepted Answer

It is the same apartment and the same team, without the platform commission, so the direct rate here is lower. The larger difference is who answers. We are a property management company with a salaried team in Lisbon, doing our own housekeeping, maintenance and guest support. There is no remote host and no outsourced call centre, and the apartment in the photos is the apartment you walk into.
